Dear Hunter, You might say that I am in a fortunate position being a Mortgage Loan Officer. Because of the amount of real estate transactions I am involved with I actually have an opportunity to sort of test drive many Realtors so that I know from first hand experience what kind of person I am hiring to sell my home!You and your team did an OUTSTANDIGN JOB marketing my home. One might think that in a hot market, there is not much any Realtor needs to do. The just put it in the MLS and the buyers will come attitude of some Realtors brings you traffic but it's usually the wrong type! What you were able to do was to effectively communicate the value of showing our home to the very best Realtors in town so that in the end we not only had traffic, but we had exceptionally well qualified buyers seeing our home. In fact there was so much traffic on our home that at one point I was actually about to say "uncle" and tell you to slow down your marketing efforts! I appreciate you and your team's professionalism. That's a word so often thrown around by others but usually never lived up to. In a world where we sometimes tend to focus on price it's nice to know that there are professionals the truly deliver exceptional value! In a transaction as important as selling your home, where there is the potential for more things to go wrong then right, I just could not think of anyone better than you to sell my home! To Whom It May Concern: I write this letter to recognize the hard and productive work which Lucy and Hunter deButts performed in our behalf to sell our home in Middleburg, Virginia. We put our home up for sale in February of 2003 with little interest and few prospective buyers. Subsequently we hired and discharged two Real Estate agents. I met Hunter deButts while he was visiting a project of mine in Leesburg. I was immediately impressed with his knowledge of the area and his easy manner. Several days later he visited with us in Middleburg. We entered into an agreement and immediately things began to happen. They were informed, aggressive in their search for buyers, demonstrated great creativity and integrity regarding sales techniques. Dear Hunter and Lucy: You two are a dynamite team. As trustee for my family, it was my job to select a realtor and work with that person through the sale of our family home in Hamilton. I talked with several other agents in Loudoun County, two very high profile, but obviously decided to sign a contract with the Hunter deButts team. This letter is to express to you why I signed with you and Keller Williams and my subsequent experience in working with you two great professionals. First, you were the first with a detailed description and evaluation of the property that my family was selling. Second, you had a plan for how you would market the property, and third, you made yourselves available even on weekends when I had questions about the marketing and contract. In mid-May I called the other realtors and told them of my decision to go with Hunter and Lucy deButts at Keller Williams. I think they were surprised. In any case, the help and cooperation from you two continued in at least as great a measure after the contract was signed as before. There were three characteristics in particular that I want to mention. First, commitment. Once listed, you demonstrated a commitment to get the property sold for the best price and in the least time possible. Day, night, weekend, whatever my family or I requested, you were never too busy to find time for us. Second, your personal energy. The numbers of potential buyers you brought in to inspect the property in the first few weeks was astounding. You could not have done it without living up to the vigorous marketing plan that you had previously outlined, but just as important was your availability know potential buyers, with and without other agents, even several times a day. It took get-up-and-go to know at that pace and keep the clients coming. Third, your focus on my family and me as your client. This was a central concern to me especially in that I was living out of state and could not monitor closely what was going on in Virginia. Above all, I needed someone who was totally honest and could be trusted to represent the best interest of our family. Both of you exceeded all reasonable expectations in that respect. In summary, the Hunter deButts team worked diligently, enthusiastically and with the highest ethical standards in getting the family property sold. I would recommend you highly and unhesitatingly to anyone listing a property for sale in the Northern Virginia area. Kathy and I will be forever grateful to you for talking us out of putting our house up for sale by owner. The Loudoun County market being what it was at the time, it seamed like a good idea. But we know now that, not having had any experience at estimating house values and not being as up to date on market pricing as you, we would never have dared set the asking price you recommended. And without a database of local realtors such as you have developed, we would never have generated the quality traffic you attracted or set up the competitive situation that resulted in offers far in excess of our asking price. For all of this expertise and its success we are deeply grateful. We also appreciate how you and Lucy handled all the onerous details of the transaction so efficiently and with such good humor. It took a load off of our shoulders at a time when we had a lot of other matters to cope with. Our thanks, too, for services beyond the call of duty. We are thinking specifically of your having challenged the appraiser who evaluated the house at a much lower figure than was offered and persuaded her to change her estimate to agree with yours. When we decided to sell our home the first thing we thought of was how stressful it was going to be because we no longer live in Virginia.
